Princeton University Lakeside Graduate Community Achieves LEED Gold Certification

W.S. Cumby, in a joint venture with Costanza Builders, provided construction management services for the Lakeside Graduate Student Community at Princeton University. The start of construction marked the culmination of over one year of collaboration between Princeton University, American Campus Communities, Studio Ma Architects and the Costanza/Cumby Joint Venture.

This project achieved an LEED Gold Certification in December 2016. The improved orientation and thermal envelope of Lakeside’s newly constructed buildings were found to reduce carbon greenhouse gas emissions by 42% over a 10 year period. All of the residential buildings are heated and cooled by a new, centrally-located, 200-well, ground-source heat pump system clad in a combination of brick masonry and synthetic slate tiles manufactured from natural clay.

The 384,000 SF, 15-building Lakeside Community is situated on 14 acres of the main campus and provides 715 beds throughout ten townhomes and four mid-rise apartment buildings. The complex also includes a 550-car parking structure and a Student Commons, which houses a multipurpose event space, staff offices, a community living room, kitchen, outdoor deck and barbeque, computer room, and exercise room. The Community was carefully sited to minimize disturbance of the existing woodlands and to vastly improve the management of stormwater on the sensitive property which bounds Princeton’s Lake Carnegie.

The Lakeside Community was designed to exist in harmony with the surrounding old growth forest and to foster a cohesive, vibrant and active graduate community.
